Application Criteria
Rental Application Requirements
To apply for a home, each applicant must:
- Be 18 years or older
- Have a combined household income of at least 3 times the monthly rent
- Submit the following documents:
- Copy of all applicants’ driver’s licenses
- Most recent 2-month pay stubs
- Copy of last bank statement (all pages)
- For new job: Signed offer letter with start date, title, and income OR remote work permission letter if current job is not local
- Proof of income: Pay stubs, W-2, social security awards letter, court decrees on child support or alimony, letter from CPA on company stationery stating economic standing
- Self-employed or retired: Last 2 years of tax returns
Applications are reviewed only when all persons 18 years and older living in the home have fully completed an application and submitted all supporting documentation.
All applications are processed without regard to race, color, religion, sex, handicap, familial status, or national origin.
Rental Worthiness Criteria
- Credit Check: Past obligations, monthly debt, re-established credit, discharged bankruptcies under certain conditions.
- Civil & Criminal Search: Litigation with a landlord, eviction history, sexual predator search.
- Rental History (Last 3 Years): Payment history, outstanding debts, premises maintenance, lease fulfillment, complaints.
- Note: Family, friends, and roommates are not acceptable rental references.
- Employment: Job status, duration, verifiable income, other sources of income.
- Note: Unemployment benefits will not be considered as income.
- Pets: Allowed if stated acceptable and approved by owner.
Processing Time Frame
Processing may take up to 2 business days. Applicants will be contacted upon approval or denial. Applicants have 2 business days to complete all requirements.
